Glossary of Terms

​This page defines real estate terms, words and acronyms used throughout the site.


ASAP – Acronym meaning “as soon as possible”.​

CASS - This acronym means Coding Accuracy Support System. This database is maintained, used and updated by the USPS for address verification for individuals and companies. This helps ensure that addresses on your list can receive (deliverable address) mail. This database of information is actively used and updated by the USPS. Note, CASS does not validate that a specific person or business is at an address (instead use NCOA), but it does validate whether mail can be delivered to an address!!

Contact – The individual unit from the Lead Package you purchased. This is a cluster of information on a person or property available to you via your web portal account for that Lead (contact) – either text or voice message of data.

Exclusivity – Refers to the number of times our company can sell an individual List or Lead Package. This impacts you (our customer) in that it is wise for you to know how exclusive (or not) your contacts are that you receive. The options are: Exclusive (our company only sells it once to you), Semi-Exclusive (our company can sell it up to 3 times but no more), or Non-Exclusive (there is no cap on number of times our company can sell it; applicable to the subscription model and List Packages).

Foreclosure – Standard real estate term meaning that the lender has repossessed the property and it becomes “foreclosed” where it typically will be available for sale soon after; usually via a foreclosure auction.

Leads – One of two primary products that our company sells! Leads are “inbound” meaning the contact has responded to our marketing and is ready to work with you as our customer.

Lists – One of two primary products that our company sells! Lists are “outbound” meaning that you as our customer need to market and contact them.

MLS – Multiple listing service. General term referring to real estate agent listings of properties for sale in any given region of the USA.

NCOA – This acronym means National Change of Address. This database is maintained, used and updated by the USPS to track people (individuals and companies) who notify the USPS of their new address. This helps ensure people at a certain address are mailed to their current address on record and as verified by the USPS!

Package – This refers to the grouping of Lists or Leads that we sell and deliver to you. Lists or Leads are bundled in groups of say 5, 15, 30 (varies per product) count records or contacts; for example. This is a convenient way to receive Lists or Leads since it provides a group of prospects for you to work with. These group numbers (of say 5, 15, 30) also represent the number of records (for a List Package) or number of contacts (for a Lead Package)!!

Pre-Foreclosure – Standard real estate term for the time before foreclosure. It begins when the property owner(s) are late on their mortgage payments. The owner has been warned by the mortgage company that they are late and in danger of foreclosure; but no foreclosure proceedings have begun yet.

Qualification – The level and type of screening (qualification) our Lead contact has been subjected to. The levels are: No Qualification, Short Form (answers to a few questions), Screened (through review by phone), or Verified (contact has been made by phone and confirmed legitimate).

Record – The individual unit from the List Package you purchased. Usually one line of information from an Excel spreadsheet of data – person, company or property information from List data.

REI – Real estate investor; you are our primary customer type.

REO – Standard real estate term meaning the property is “real estate owned”.
An REO describes a class of property that a lender (bank, government agency or government loan insurer) owns after an unsuccessful sale at a foreclosure auction.

SFR – Single family residential dwelling (house).

Skip-Trace – General term meaning that “someone has skipped town” and does not want to be found. For our purposes, this likely means someone is trying to avoid debt by trying to hide\not be found - potentially great Motivated Seller!

USPS – Acronym meaning United States Postal Service.
